If you decide to let your property with us, you’ll be assigned a dedicated property manager who will understand your requirements and will undertake comprehensive inspections at least once every quarter.
During the tenancy period we will obtain quotations before instructing any repairs, maintenance works and safety reports. We can also organise payment of ground rent and service charges. And when your tenancy is due to end our team will guide you through the termination process.
As a leaseholder, if you’re not happy with the management of your building or the property you rent out, we can help.
Our dedicated team can advise whether Right to Manage or Enfranchisement would be most suitable for you and your fellow leaseholders.
Right to Manage (RTM) lets you take control of your building or block and gives you greater freedom and flexibility when it comes to communal expenditure, insurance, cleaning and building and maintenance works. The landlord’s consent is not needed. If the landlord is absent you should be able to secure new management through RTM.
Enfranchisement gives leaseholders the right to force the sale of the freehold of their building, purchase it collectively and establish a new management company to take complete control of the property.
JAR are members of the Association of Leasehold Enfranchisement Practitioners (ALEP) an association of organisations experienced in the residential leasehold sector who are rigorously vetted to ensure they have a proven track record in dealing with leasehold enfranchisement.
So, why choose James Andrew Residential for RTM and Enfranchisement?
